Transforming an Unmortgageable Property into a High-Performing Professional HMO

Project Overview

Following the tragic passing of the previous owner midway through a full back-to-brick refurbishment, this property was left in an incomplete and unmortgageable condition. The owner’s widow was faced with a property that had become extremely difficult to sell through conventional routes. Blue Pennant agreed a fair purchase price and worked closely with the family to provide a respectful and practical solution during a difficult period.

The Challenge

The property had been stripped back during refurbishment works but remained unfinished.

As a result, it was difficult to finance, difficult to market and unattractive to conventional buyers. Significant refurbishment work remained before the property could be returned to productive use.

Our Approach

Following acquisition, Blue Pennant commenced a comprehensive refurbishment programme and worked closely with planning consultants and the local authority to determine the most appropriate long-term use of the property.

Rather than undertake minor improvements, our objective was to completely reposition the asset to maximise both accommodation quality and long-term performance.

Improvement Strategy

  • Full back-to-brick refurbishment
  • Planning and compliance coordination
  • Operational repositioning
  • High-specification HMO conversion
  • Professional tenant targeting

Outcome

The property is being transformed into a high-quality professional HMO designed to provide modern accommodation for working professionals within Coventry.
